The most important aspect for me is making sure that all our plant, equipment and other assets keep working effectively as they’re supposed to through planned preventive maintenance, and keeping reactive requirements to a minimum.

Their Gas Safe Registered engineers service our boiler burners and maintain all our other gas appliances to keep us safe and compliant with the law. Their air conditioning technicians are fully compliant with F Gas regulations and handling ozone depleting substances. So whether it’s the continuity of our tier two data centre, our life safety systems, our climate control or the power supply for our offices – they keep it all running smoothly.
When we first asked 14forty to look after our mechanical and electrical maintenance, they carried out surveys and risk reviews at all our sites with their partner Integral. Then they produced a planned building maintenance strategy based on industry standards.
They also wrote action plans to minimise the impact of any unplanned incidents. Now, all our operations are scheduled, reported, managed and tracked via a rolling 52 week plan. All this means that when it comes to building maintenance we can be confident that all our statutory and legal obligations are covered.
Our buildings are safe and fit for purpose – and they’re being run in a way that optimises the use of energy. We’re on top of our costs too, so we can predict future spend more easily and accurately than we could before.
14forty look after our fabric maintenance – everything from walls, floors and ceilings to carpets, doors, signage, fixtures and fittings. They’re careful about timing. They work a rotating shift pattern to provide extended site cover, and carry out potentially disruptive work out of hours so they don’t disturb business as usual.
Unlike others, they don’t wait for someone to be dissatisfied and phone them. Their proactive, planned fabric maintenance model cuts these calls right down. It gives us much more certainty about building maintenance costs, so we can control our budgets more easily. And it helps maintain asset values by maximising lifecycle and reducing dilapidations.
They make good use of technology – for example by allocating works through a PDA. That leads in turn to a clear, simple reporting system that gives us access to real time information. As well as tracking job progress and spend, we can benchmark across all our sites and compare our performance with others.

14forty are outstanding in the area of health and safety. Well, their H&S systems and processes were developed through their work in nuclear, offshore oil and gas and other high compliance industries, so that tells you everything.
As well as maintaining a safe, compliant and healthy environment, they go to enormous lengths to make sure everyone works in a safe and diligent way. They also take the initiative in helping us to be compliant as employers.
They’ve worked closely with us to help us achieve
quality and environmental standards ISO 9001 and
ISO 14001 across our sites, as well as the OHSAS 18001 safety management standard.
It’s the safety culture they bring that makes the difference. Even their operational people have health, safety and environmental qualifications including IEMA certificate and NEBOSH construction certificate.
We call on 14forty project managers as and when we need them. It’s a lot more flexible to have an expert resource on tap that you can turn on and off!
In the last few months they’ve installed a new boiler for us with their partner Integral. Actually they did everything from specification to sourcing/procurement, installation, testing, commissioning and training. It was up and running on time and on budget.
They recently managed a small building project for us too – converting three offices into a meeting room including all the refurbishment and decoration.
We’re planning a much bigger construction project with 14forty at the moment. I can’t say too much about it just yet, but it’s part of an expansion programme. It’s good to have their experienced project managers working in partnership with us and giving us expert advice and assistance. It’s also good to know we can call on them for any scale of resource that we might need – from full time on-site people to ad hoc specialist support.
Their building maintenance and mechanical & electrical project managers always have the right competence with NEBOSH construction certificate qualifications and use PRINCE2 project management methodology.
